Warehouse Solar Installation Delhi NCR
In Delhi NCR, the rooftop solar installation in the warehouse sector is a smart investment that can significantly cut down on operating costs.The structural benefit that warehouses enjoy in Bhiwadi, Manesar, Kundli and on the Noida-Greater Noida expressway belt is that they have huge, flat, unshaded rooftops which remain largely unused. A 50,000-100,000 sq ft warehouse can easily support 300 kW to more than 1 MW of solar power, much more than a residential or even a typical commercial building can. In a business where electricity is a direct cost on every P&L, it's like a roof that's sitting there unused.
Warehouses are ideal for rooftop solar installations
In many ways, warehouse roofs are ideal for solar power, as they have three advantages over other types of buildings:
- The ratio of roof area to load: The internal power consumption of a warehouse is often low compared to the size of the roof area (lighting, a few conveyor motors, some HVAC in cold storage areas) and the roof can often generate more power than the building consumes during the day, resulting in an actual export surplus, not just partial offset.
- Load timing match: Most warehouse and logistics processes operate during the day, with loading, sorting and dispatching coinciding with the hours of peak solar energy production. A warehouse's peak load window is the same as the peak solar production window, unlike a residential home which peaks in the evening after the sun has set.
- No conflict of aesthetics or structure: Industrial roofs (metal sheet or RCC) are generally easier and less expensive to install panels on than residential tile or slanted roofs, and there's no design committee to agree to.
The advantage of the commercial/industrial tariff
This is where the payback numbers get a bit different from residential solar. The commercial and industrial (C&I) electricity tariff rates of DISCOMs such as DHBVN, UHBVN and different UP power utilities are significantly higher than the residential slabs. That is, for every unit of solar energy produced on a warehouse roof, it can replace a more costly unit of electricity from the grid, making industrial/warehouse solar projects in NCR often pay for themselves in 3-5 years or sooner, before the life of the solar panels.
CAPEX vs OPEX
The vast majority of warehouse owners do not pay the entire cost of the system at once. There are two typical structures:
- Self-owned: The warehouse owner/operator is responsible for the cost of the system, can claim accelerated depreciation for solar installations in India, and retains 100% of the savings from the generation. This works well for owner occupied warehouses that intend to keep the property for an extended period of time.
- RESCO / PPA model (OPEX): Solar developer installs, owns and maintains the system on the roof of the warehouse for a period of 10-25 years with zero upfront cost to the tenant / owner, and sells the generated power back at a fixed per-unit rate (usually below the C&I grid tariff). This is typical in leased facilities where the tenant does not own the facility and does not wish to put into a fixed asset that they will eventually leave.
The many 3PL and logistics companies who have leases in NCR industrial parks now include solar clauses in their leases, with the landlord taking a share of the savings in an OPEX model.
Practical considerations:
- Roof load-bearing capacity must be verified, particularly for older PEB (pre-engineered building) structures - not all metal roofs are able to support the extra load without reinforcement.
- Once the load size exceeds a certain threshold, group captive or open-access solutions come into play, allowing large industrial consumers to connect to an offsite solar plant when their rooftop installation is insufficient to meet their needs.
- There are variations in the rules of Net metering and Gross metering from state to state - Haryana, UP and Delhi have different processes and capacity limits for the commercial/industrial connections, which directly impact the amount of surplus that can be exported.
- For warehouses with flammable products, fire safety and insurance considerations of a rooftop solar installation should be discussed with the warehouse's existing insurance carrier before entering into a contract.
Solar is not a sustainability accessory for a warehouse, it's an operating cost savings on a roof that generates nothing. Delhi NCR warehouse rooftop solar is one of the few investments in logistics infrastructure that make sense in the short term, with a typical lease or ownership period, given the favourable load timing match, unused roof area, and higher C&I tariffs making every solar unit worth more.
